Title 5 Inspections

What Is Massachusetts Title 5?

Title 5 is a Massachusetts law that requires septic systems and cesspools to be inspected when property is sold, to ensure the system is functioning properly and is protective of human health and the environment.

It's generally the homeowner's responsibility to arrange the inspection prior to sale. The Inspector is required by law to submit the Septic System Inspection Report to the local Board of Health, and the homeowner must provide a copy of that report to the buyer.

Rosano Davis has MassDEP approved Septic System Inspectors on staff.

What Does a Title 5 Inspection Include?

General layout of septic system components

Description of the septic tank

Tank condition & age evaluation

Distribution box & its condition

Evidence of solids infiltrating the system

Evaluation of any past system backup

Condition of the soil absorption system

Estimation of high groundwater elevation

Title 5 inspections are only valid if conducted by a MassDEP approved Septic System Inspector — a certified professional, or a Massachusetts Registered Professional Engineer, Sanitarian, or Certified Health Officer.
